Sobha Hartland II: what's actually delivering in 2026–2027
Beach club, second school, retail boulevard — which milestones are tracking, which are slipping, and what it means for resale.

Sobha Hartland II is the second-generation master community south of Ras Al Khor, the natural extension of the original Hartland that delivered between 2019 and 2024. The question buyers keep asking us: which of the headline amenities are actually on track for handover phase, and which are slipping into 2028+ so we know what we're paying for at completion.
On track
- Crystal Lagoon (8.4 hectares): plant rooms complete Q1 2026, water-fill scheduled Q3 2026 ahead of first tower handovers.
- Internal road network and metro-feeder bus access: civils ~85% complete, asphalt and lighting tracking Q4 2026.
- First retail boulevard (1.1km): tenancy fit-out commencing Q2 2026, first F&B operators committed to October 2026 soft-launch.
Slipping
- Second international school (originally H1 2027): now communicated to brokers as H2 2028. School fit-out has been re-tendered.
- Beach club (the marketing material's centrepiece): structure topped out, but interior fit-out has not commenced. Realistic opening is mid-2027 at earliest.
- Community hospital wing: planning consent revisited; no firm opening date.
What this means for resale
If you're handing over a unit in Q4 2026 or Q1 2027, the lagoon will be filled and the boulevard partially open. The beach club won't be. Expect rental rates to firm meaningfully once the beach club is operational — comparable Sobha communities have seen 8–12% rental uplift in the six months following marquee-amenity completion.
For resale exits, our recommendation is the same as it's been: don't underwrite to amenity completion dates. Underwrite to the lagoon being live (it will be) and treat the beach club timing as an upside rather than a load-bearing assumption.
